Many customers ask the same question when we come out for an estimate
“If I am getting a new roof do I have to replace my skylights too”
Here is how I usually explain it.
How long do skylights normally last
Most modern skylights have a similar life span to a roofing system. After twenty years or so the seals can dry out and the glass can fog. Older units may not be as energy efficient as what is available today.
If your roof is due for replacement and your skylights are the same age, it usually makes sense to change everything at once. This avoids having to disturb a brand new roof a few years later.
Common skylight problems we see
When we are called for leaks around a skylight the problem is usually one of these:
Old or damaged flashing kit Improper installation on the original roof Cracked glass or frame Condensation from poor ventilation that looks like a leak
We inspect the skylight from the roof and from inside the house to see what is really going on before we make a plan.
Replace or keep the existing skylight
Here is a quick guideline.
You should strongly consider replacing the skylight when:
It is older and matches the age of the roof The glass is fogged or discolored The frame is cracked or warped The manufacturer no longer supports that model
You may be able to keep the skylight when:
It is newer and in good shape There is no fogging between the glass The flashing kit can be replaced and integrated properly with the new roof

Why proper flashing is everything
The skylight itself is only part of the story. The metal flashing and underlayment around it are what keep water out.
